7 ways to increase your home's value

Selling your home can be difficult, especially in 2023. That's why we've gathered 7 ways to increase your home's value, to hopefully help boost the chances your house will sell sooner than later!

1. Inspect it

Certain things may be lurking in places you can't easily see. Termite infestation, deteriorating roofs or outdated electrical systems are just a few examples of things that could be negatively impacting your home's value.

2. Energy Efficiency 

Did you know that most local utility companies provide free energy audits for their clients' homes? Being able to track how to maximize the energy efficiency of your home will save you money that can be applied to other home improvement needs! (Plus, it is a marketable asset long-term.)

3. Skip the popcorn 

Do you have popcorn ceilings? Spend a couple days getting rid of the outdated look and get excited to have a ceiling that adds value to your home! Be sure to proceed with caution, some dated ceilings can have asbestos, have a professional test it first.

4. Make that curb appeal glorious! 

Mow and water your lawn to avoid a patchy and overgrown yard. Hiring a lawn service is definitely worth it if you have a busy schedule, especially if you have hedges that need trimming! 

5.  Increase your home's square footage (visually)

The square footage of your home greatly affects its value, however, how large a home feels also counts! Make every room in your home feel bigger. You can do this by painting the walls lighter colors, get rid of heavy curtains and let natural light flow in, and try adding a large mirror to give the illusion of more space. Don't forget to declutter, remove unnecessary furniture and objects.  

6. Update the bathroom(s) 

Whether it's replacing an old vanity, lighting fixtures and old plumbing - giving your bathroom a modern, updated look will increase your home's value! (You can also add new floor tile.)

7. Say good-bye to those old rugs 

Are there any undesirable smells, stains or wear and tear coming from your carpet? One of the biggest reasons a buyer will turn away is the need for them to immediately replace the flooring.  Start replacing the carpets in each room from worst to least dirty, doing each carpet one at a time can help you if you're on a budget.
